Visible mold larger than a few square feet is the obvious trigger. But plenty of jobs start with no visible mold at all — just a musty smell near the HVAC vents, under a sink, or coming through from the wall. If people in the house are dealing with recurring headaches, respiratory issues, or allergy flare-ups that mysteriously improve when they’re away, elevated indoor spore counts are worth ruling out. A confirmed high spore count on a mold test means remediation is the next step, not more waiting.
Santa Ana’s climate makes this more of an issue than people expect. The marine layer pushes humidity through the area for much of the year, and winter rain events can drive moisture into walls and foundations that don’t dry out for weeks. The housing stock in central Orange County doesn’t help — a lot of it is older construction with aging plumbing, tight ventilation, and stucco exteriors that trap water inside wall cavities when the seals fail.
